How commercial gyms are actually sized — the four calculations that decide how many members your floor, your machines and your peak hour can really support.

Four numbers decide your membership ceiling

Most operators size their gym by square footage alone. The reality is a chain of four calculations — usable area, space per member, machine throughput and peak-hour utilisation. Get any one wrong and you either overcrowd the floor at peak times or leave revenue on the table.

Usable Floor Area (UFA)

This is net training space, not the building size.

Example: In a 10,000 sq ft building → ~6,500–7,000 sq ft usable.

Space Per Member

Industry standard — the core of the calculation.

Low-cost model

1 member per 60–80 sq ft

Mid-market model

1 member per 80–100 sq ft

Premium / boutique

1 member per 100–150 sq ft

Determines how many people can be in the building at once without overcrowding.

Machine Throughput Factor (MTF)

How the number of machines affects membership capacity.

Industry rule

Every resistance machine supports 40–60 members.

Why? Only 5–8% of members train at peak hour, and machines rotate every 6–10 minutes.

Example: 30 machines × 50 members = 1,500 members supported.

Peak-Hour Utilisation (PHU)

The real-world adjustment.
