Critical checks before you sign
These are the non-negotiable factors every gym operator must verify before committing to a commercial property. Miss any of these and you could be facing costly delays — or a site that simply can't house a gym.
Use class & planning
Confirm the property's use class (D2 / E(d) in England) allows a gym. Check for any Article 4 directions, restrictive covenants or planning conditions that could block a fitness use.
Business rates
Check the rateable value and annual business rates for the unit. Gyms can attract significant rates — factor this into your monthly operating cost model before signing.
Structural & floor loading
Verify the floor can handle the weight of heavy strength equipment, weight stacks and racked free weights. Older buildings may need a structural survey before you commit.
Ceiling height
Ensure a minimum 3m clear ceiling height across the training floor. Treadmills, functional rigs and overhead lifting require clear headroom — check for low ducting and beams.
Parking & access
Check on-site parking capacity, loading bay access for equipment delivery, and proximity to public transport. Insufficient parking is a common reason members choose a competitor.
Services & utilities
Verify three-phase power supply (needed for treadmills and commercial HVAC), water capacity for showers, and ventilation/extract requirements for a high-occupancy fitness space.
Lease terms & break clauses
Scrutinise the lease length, rent review frequency, break clauses, repairing obligations and dilapidations liability. A short lease with a break clause reduces your risk on a new site.
Accessibility (DDA)
Ensure the unit can be made DDA-compliant: step-free access, accessible toilets, lift access to upper floors, and adequate door widths for wheelchair users.
